What is a Bed & Breakfast?
A Bed and Breakfast is usually a family home part of which is allocated to paying guests.  They are family run with limited staff, so check in/check out is limited to certain hours unlike Hotels which can maintain a staff presence 24 hours a day, 7 days a week.

Are there any disabled Facilities?
Unfortunately we have no disabled facilities.  Our bedrooms are located on the first floor with the exception of 2 rooms which are not located in the main house.

When can I check in?
Our check in time is between 1600 and 1900.  All rooms are ready by 1600

Early Arrivals
Unfortunately we cannot have guests arriving before 1600 as staff are busy serving breakfast, servicing and carrying out any room/public area maintenance that may be required. The B & B is not large enough to accommodate more than the guests we have in in the morning prior to check out. In order to keep the home-like environment and personalise service for everyone we ask that you do not arrive before  check in time.

Late Arrivals
We do like guests to arrive no later than 7pm, due to the noise and disruption element for other guests who might be resting, caused by checking late arrivals in and showing them to their rooms – consideration of this will only be given if notified 3 days in advance in writing. Phone messages will not be considered

Do we Provide wi-fi Access?
Yes we do it is Fibre Optic and it is complimentary in all public areas (unlike some large group hotels who levy a charge for this).  Most guests can also pick it up in guest bedrooms however, we do not guarantee this as it is dependant on what the signal strength to individual devices will be.  You are in the Highlands and unfortunately we may not  have the latest fastest technology you may be used to in the cities or your own country.  Please do remember what we provide is free of charge and most of all YOU ARE ON HOLIDAY!

Do We Have Picnic Tables?
We do not have an outdoor picnic area nor do we provide public BBQ facilities.  There are picnic tables located at the Tourist Information Centre in the village.

Do We Allow Pets?
Due to allergies suffered by some guests we do not allow pets on the premises or to be kept in cars overnight in our grounds.  There is a very good boarding kennels in the village.  Please ask for details.

Parking
Guest parking is available free of charge at the front and rear of the house with exception of areas clearly signed ‘No Parking’. There is No Parking on any lawned area nor is driving onto the lawns permitted. Direction will be given to guests  on arrival for parking.  Parking is at your own risk and Kilmichael House/Lodge will not accept responsibility for any damage/loss of property. There is also off-site parking in the layby outside Kilmichael House/Lodge

Shared Facilities and How It Works
The small double room has a separate bathroom, sometimes shared with one other room. Guests should consider each other and leave this room in the same tidy condition you found on check in. This room has a bath (no shower facility). There is also a double room in the Lodge which also has a separate bathroom, again sometimes shared and therefore the same considerations as above should apply

Are Deposits taken/Pre Payment Taken/Cancellation Charges Applied?
When Booking direct through our own website we take a £25 non refundable  deposit at time of booking (per room booked) with the balance being settled in cash on arrival. From 10 April Bookings made via BOOKING.COM will be charged a non-refundable 100% of the cost of the first night stay at the time of making the reservation with the balance being settled 3 days prior to arrival.

Valid in date/fund (at time of booking and visit) Credit Card details covering the reservation period are required at time of booking to guarantee a guest reservation. Charges will be applied to the card details submitted for Deposit Payments, Cancellation, No Show Charges and any Outstanding Balances not settled on arrival or before departure. Modifications to bookings and Damages to Property.  Please note that we only accept cash for payment of outstanding balance charges which should be settled on arrival. We do not accept credit/debit cards for payment of outstanding balance charges unless as detailed above and below for cancellation purposes.

Cancellation charges will apply in the event a guest does not show on the day of the booking and failure to cancel in writing 3 days in advance.  The cancellation charges for bookings are set out as follows:

A) For Direct Bookings made through Kilmichael House/Lodge Website – A non refundable deposit of £25.00 per room booked will apply at time of making the reservation.  3 Days Prior to arrival the cancellation charge will be the total outstanding balance due.  Modifications made to reservations after making a reservation will be charged an additional £25.00 administration fee.

B) Bookings made via Booking.Com and any of their affiliated O.T.A. Associated companies (Online Travel Agents)will be charged in accordance with the terms, conditions and house policies as detailed on the Booking.Com website and Booking.Com Guest Booking Pages (this also applies to  their affiliated O.T.A.’s) and may differ to those detailed on Kilmichael House/Lodge Website.

C) Bookings made via other independant O.T.A. such as Air B & B, Laterooms or their Associated companies will be charged as per the terms, conditions, house policies as detailed within these websites and these may differ to those detailed on Kilmichael House/Lodge Website.

IN ALL (WHOEVER A BOOKING IS MADE THROUGH) CASES OUTWITH OUR CANCELLATION PERIODS AND IN THE CASE OF A NO SHOW (GUEST DOES NOT CANCEL OR ARRIVE ON THE DAY) WILL BE CHARGED THE FULL COST OF THE BOOKING

We reserve the right to pre-authorise credit card details. Outwith our cancellation period and in the case of a No Show (guest does not cancel or arrive on the day) then a charge will be applied for the full cost of the  booking.

Payment for our self-catering unit is a £100.00 non refundable deposit at the time of booking.  Full payment to be made no less than 60 days before the arrival date otherwise full payment will be required at the time of booking. Up to 30 days prior to arrival a refund of 50% less deposit and a £30.00 administration charge will be made.  After 30 days no refund will be given.  We strongly recommend you take out travel insurance.

Do Charges Apply for Damages to Premises / Removal of Keys?
We reserve the right to apply charges for any damage caused to any Kilmichael House/Lodge Property (both within the building and outside in our grounds)  and a £25.00 charge (per key) will apply for room/front door keys taken away and. Any items removed from the rooms on departure will be charged at the cost of replacement.  We understand that guests can be hurried when packing prior to departure so in order to avoid any charges we ask that you take a couple of minutes to ensure nothing has been removed in error and keys have been returned. We do not accept responsibility for lost/damaged property.  It is guests responsibility to ensure that their property is kept secured and in a safe fashion whilst on our premises and that shelving/worktops are used for the storage of laptops, cameras etc.

Are the rooms Quiet?
Kilmichael House/Lodge is by and large a very quiet property and we would ask guests returning from an evening out are mindful and respect the other guests who might be asleep.  We also ask that no skyping is made after 10pm at night and any public areas are vacated by 10.30pm

Are there Places to Eat Close-by?
Family run Fiddlers Restaurant and Award Winning Malt Whisky Bar is located just beside the village green (10 minutes walk from Kilmichael House/Lodge) where you are assured of a warm, friendly welcome, good food and over 600 Malt Whiskies to choose from.  By far the most popular and highly recommend booking in advance.  Other eateries in the area include The Deli on the Green (along from Fiddlers), The Drum. Hotel, The Lochness Lodge Hotel, The Loch Ness Inn located in the adjoining village of Lewiston. Within a 10/15 minute drive back towards Inverness there is also the Clansman Hotel. Once again good food on offer and the only restaurant this side of the Loch that overlooks Loch Ness and 10 miles away is the family run Oakwood Restaurant which offers an excellent well priced varied menu with great selection of Fresh  Meat, Poulty, Fish dishes (mostly sourced from the Orkney Islands) and very good vegetarian options. Please note that Oakwood does not have a liquer licence so you should remember to take your own wine/beers etc. This restaurant is also beside the Caledonian Canal from where you can wander along the canal banks or take a Jacobite Cruise on Loch Ness before lunch or an early dinner
